You've received the keys. If you didn't have an inspection before handover, or issues have appeared since, post-handover snagging is how you document defects and get them raised with the developer.
Why snag after handover?
Some defects only show once a property is lived in: drainage under daily use, AC zones in the summer heat, sealant around wet areas, or doors that start to stick. A professional inspection records them clearly while the developer is still responsible.
What gets checked
- Walls, ceilings and flooring
- Doors, windows and built-in fittings
- Plumbing systems, kitchens and bathrooms
- Electrical outlets and lighting fixtures
- Air-conditioning systems
Documentation that gets results
A report with high-resolution photos, a clear description of each issue, location tagging and a severity assessment makes it easy for the developer to understand and rectify each defect.
Timing
Don't wait until the last moment. If your defect liability period is nearing its end, an 11th Month Inspection is your final check before the developer's warranty expires.
