Why the 11th month

Some defects only appear once a home is lived in.

The 11th month inspection provides an opportunity to identify defects before the developer's defect liability period ends. It is your chance to have the property checked thoroughly while the developer is still responsible for rectification.

The inspection identifies construction defects, installation issues and finishing problems, and documents each finding with clear photographs, detailed observations, location references and a severity assessment.
