The first year in a new home often reveals issues that weren't visible at handover. Seals settle, fittings loosen and systems are used every day for the first time. The 11th month is your opportunity to identify these defects before the developer's defect liability period ends.
What is the defect liability period?
The defect liability period is the time after handover during which the developer is responsible for rectifying defects. An inspection in the 11th month is your final check before the developer's warranty expires.
How to prepare
- Keep a note of anything you've noticed since moving in, such as leaks, AC issues or cracks
- Gather your original handover snagging report if you have one
- Book early, so there is time to submit the report before the period ends
What the inspection covers
A comprehensive walkthrough identifies construction defects, installation issues and finishing problems. Every finding is documented with clear photographs, detailed observations, location references and a severity assessment.
After the inspection
- Submit the snagging report to the developer
- Follow up on repairs using the report as your reference
- Re-inspect where required to confirm the snags have been resolved
